Live In Superintendent

Full time employment opportunity for an individual with the right skills and work ethic to handle daily superintendent matters for a well-kept apartment building. In addition to performing certain custodial tasks, good basic hands-on skills are required for some plumbing, carpentry, plaster/painting, electrical and other repair/improvement projects that are part of the job.

Requirements

Five years or more of skilled trade or building service work preferred, with some experience in plumbing, carpentry, electrical, boiler, paint-plaster and masonry a plus!

Must be able to follow instructions and carry out tasks from management personnel when projects are assigned and also take the initiative to fix and improve things as needed, without being told.

Applicant should have a valid driver's license and preferably own a car.

Maintenance of all building components such as plumbing, heating, air conditioning, electrical systems, safety systems, swimming facility, garage and building grounds.

Manager and supervise staff and vendors.

Monitor project progress and ensure adherence to timelines and budget.

Conduct quality control inspections to ensure work meets specifications and standards.

Overseeing construction projects from start to finish

Resolve any issues or conflicts that may arise with residents.

Maintain accurate project documentation, including daily logs, progress reports and work orders and change orders.

Requirements

Minimum 5 years + experience

Strong knowledge of building mechanics such as plumbing, heating, air conditioning etc.

Excellent organizational and time management skills

Ability to work well under pressure and meet deadlines

SUPERINTENDENT FOR RESIDENTIAL PROPERTY

Our company is a Residential Services expert with properties throughout New Jersey. We are seeking an experienced Superintendent with boiler license(s) trained in plumbing, electrical, heating and cooling system management and have managed vendor relationships in support of maintaining these systems.

The ideal candidate needs to be available 24/7.

The Superintendent is responsible for the building operations which includes maintenance, property equipment (boilers, etc.). This includes but not limited to the efficient delivery of maintenance services required for the proper upkeep of the building and exceeding the expectations of residents and Property Management team. Work is performed efficiently, timely and with a positive attitude.
