Full Job Description
SoLa Impact, a successful opportunity zone private equity fund, is seeking a Construction Cost Accountant. The Construction Cost Accountant assists Project Managers, General Contractors, and Superintendents in coordinating the successful completion of ground-up construction projects. Responsible for monitoring an effective construction quality control program, by organizing and maintaining documentation in adherence to construction regulations.
**SALARY: $65,000-$75,000 per year**

Responsibilities
- Manage construction accounting tasks, specializing in AIA format billing procedures to ensure accurate and timely invoicing, payment tracking, and documentation
- Demonstrate a strong understanding of construction contracts, with a preference for familiarity with AIA contracts, to facilitate seamless communication and compliance with project stakeholders
- Take charge of job cost analysis and reporting, utilizing advanced accounting techniques to monitor project expenses, identify cost-saving opportunities, and maintain precise financial records
- Excel in forecasting financial outcomes for construction projects by analyzing historical data, tracking expenses, and collaborating with project managers to provide accurate and actionable financial forecasts
- Ensure strict adherence to financial compliance regulations within the construction industry, maintaining meticulous documentation of all financial transactions, contracts, and billing records to support audits and project transparency
- Responsible for creation, execution and entry into Yardi/Procore of all construction contracts, purchase orders, and change orders for assigned projects.
- Maintains the integrity of Sola's contract templates; Audits GC payment applications prior to final submission to Accounting to ensure all billing is supported by the required documentation;
- Maintain preliminary notice and release tracking and collect and verify insurance certificates in accordance with contract requirements and/or lender requirements;
- Assists Project Managers to create the hard budgets (and revisions as required) and produces weekly and monthly job cost reports for Management;
- Monitor the approval cycle in Yardi to make sure check run deadlines are met - send reminder emails to managers to keep the process moving;
- Assure accurate budget tracking and variance reports for projects by reviewing jobs on monthly basis and revising budget as needed;
- Track potential change orders and execute upon approval from Project Manager;
- Manage contractor compliance including tracking contracts, license information and insurance certificates;
- Resolve issues with vendors regarding contracts, change orders and payables;
- Coordinate the receipt and storage of project closeout documents;
- Complete other tasks and projects as assigned.
Requirements
- Bachelor’s degree in Construction Management, Architecture or related field strongly preferred;
- Minimum 3 years of proven Construction Administration experience
- Minimum 2 years' contract administration experience, real estate or asset management industry experience a plus;
- Knowledge of construction terminology required; knowledge of project phasing preferred;2 years’ experience with Yardi required; Procore a plus
- Ability to interpret General Contractor payment applications in AIA or similar format;
- Experience with AIA and/or ConsensusDocs contract formats (GMAX, GMP);
- Working knowledge of the Mechanic’s Lien process (preliminary notices, releases, etc.;Proficient in MS Office: Word, Excel, PowerPoint;
- Excellent interpersonal, negotiation, and verbal and written communication skills;
- Ability to work effectively with your team and independently in a fast-paced, demanding environment;
- Organized, proactive/self-starter, creative, resourceful, detail-oriented; critical thinking skills required;
- Reliable transportation to travel between construction projects, city offices, etc.;
