Full Job Description

The Maintenance Supervisor coordinates all building maintenance operations for Lexington Lofts, including preventative maintenance care, supervising the housekeeping staff, and ensuring all maintenance services are in compliance with City, State and Federal Regulations as it applies to multi-family housing.
Essential Functions (Including but not limited to the following)
- Develop, recommend, and participate in the administration of company procedures regarding building and property maintenance.
- Guide initiatives that affect maintenance + cleaning prior to rollout through the implementation stages.
- Responsible for supporting the Chief Operations Officer in all aspects of program growth specifically through strategic and maintenance planning guidance and by ensuring that required infrastructure and support services are in place.
- Perform equipment repair vs. replacement analysis.
- Develop and implement preventative maintenance programs.
- Maintain integrity of all vendor documents including but not limited to Certificates of Insurance and Licenses.
- Acts as the single point of contact for all facility issues experienced that are not handled routinely through the use of work order management system.
- Maintains and monitors the work order management system on a daily basis.
- Develops customized reports to identify opportunities and improve processes and ultimately the appearance, safety, comfort, and cleanliness of all buildings/grounds.
- Oversee maintenance and cleaning operations, ensuring high levels of customer satisfaction.
- Interview, qualify new contractor and vendors.

Requirements
Education
- High School diploma or GED plus specialized maintenance training of more than two years required.
- Training in electrical, boilers, mechanical, technical building systems, and equipment.
- Preferred licenses include: Pool (CPO)- EPA
Experience
- Apartment Maintenance Management Experience or Equivalent: 3+ years
- Leadership Experience: 2+ years (Required)
- Construction knowledge preferred
Other required knowledge, skills, and abilities
- Knowledge of industry regulations and operational guidelines
- Excellent communication skills
- Previous team management and supervision.
- Valid Drivers License
Environment
The position is subject to both inside and outside environmental working conditions including temperature changes and outside weather conditions. Requirements include the ability to frequently sit, stand, walk, extend arms and hands forward and overhead, finger and grasp. Must be able to occasionally bend, crouch or stoop. Must be able to lift and carry up to 50 pounds.
Working Hours
Monday through Friday- 8AM to 5PM.
On call duty: 1 week on call every 6 weeks, rotating among Norhart properties.
