Full Job Description

KPM is actively seeking an energetic, professional, ambitious Regional Manager to join our Property Management firm. We currently have 4 properties in the Las Vegas area as well as 2 Properties in Phoenix, AZ

The Regional Property Manager oversees all activity at the properties in their portfolio for their assigned region. This role is KEY to the success of each property and serves as a liaison between corporate staff and the property.

Responsibilities:

  • Obtain daily status report from Property Manager & Assistant Property Managers
  • Check application screening, approvals or disapprovals
  • Make sure manager is up to date with renewals in Advance monthly.
  • Verify Leads2lease log and confirm information is up to date
  • Verify all move-ins and move-outs run smoothly
  • Perform walk-throughs of the property on a weekly basis
  • Check maintenance shops for any excessive amount of inventory
  • Check all activity logs
  • Check pest control, landscaping, security report
  • Check work orders and have frequent meetings with lead to get status updates
  • Review Make Ready Board and check that everything matches to plan
  • Ensure manager updates move-ins and move-outs daily in OneSite.
  • Check box score – see occupancy and trending occupancy, preleased number and talk to manger about concern of the property
  • Check reconciliation summery report for total collections
  • Check delinquency report and push for collections
  • Update manager logs daily to remain current
  • Facilitate daily meetings with staff members
  • Maintain all permits to remain current

Requirements:

  • 6+ years of experience in the Multifamily Property Management industry
  • 3+ years of experience as a Regional manager overseeing more than 1200 units
  • CAM, CAPS, or CPM preferred
  • Bilingual preferred but not required
  • Must be able to handle different classes of properties
  • Must be able to handle more than 1500 total property units
  • Great communication skills
  • Quick learner & team player
  • Must be able to deal with difficult situations as they come up
  • Must have reliable transportation to travel to and from different properties
