Our client is a growing construction company in business for 40+ years and provides comprehensive construction, development, real estate services, and building solutions from the ground up.
GENERAL ROLE DESCIPTION
The Estimator works closely with owners, design teams and the Subcontractor community. This role will coordinate with the teams in the interest of confirming and completing the scopes of work while proactively developing the budgets and/or lump sum numbers. This role is responsible for deliverables such as preliminary critical path schedules, bid packages, quantity takeoffs, site logistical plans, formats and price tracking tools. This person will be involved in analysis of past and current performance on projects to establish standards for all future estimates and further a proprietary historical cost database. The Estimator works inside of the Preconstruction Group and with Business Development to build relationships with existing and prospective clients and assisting with securing project opportunities. This position consistently and effectively integrates with Business Development and Operations to deliver a very high standard of client service. This role will initiate, maintain and strengthen positive relationships with clients, stakeholders, consultants, subcontractors and vendors. This position reports to the Director of Preconstruction.
JOB DESCRIPTION – HIGH LEVEL KEY RESPONSIBILITIES
· Create bid scope packages
· Solicit, receive, and evaluate bids and then compile bid tabs for internal use
· Contribute to and support bid day efforts with integral project and scope knowledge
· Develop preliminary project schedules as a tool for estimating total project cost
· Provide take-off reviews and estimates from of conceptual information & construction drawings
· Review contract documents, plans, and specifications, requests for proposals, soil reports and addendums
· Inputs take-offs into a computer spreadsheet or specific estimating program
· Obtains bids from subcontractors
· Prepares cost analysis in computer by recapitulating material, labor, equipment, subcontractor and overhead costs incurred in the installation of items
· Where predetermined standards are not available, makes an estimate.
· Informs the immediate supervisor of any observed inaccuracies or omissions in quoted items or computer database.
· Attend pre-bid walk through meetings and deliver bids when required
· Solicit subcontractors and suppliers to obtain the best possible participation (via phone calls, emails, etc.)
· Review project documents and identify unique scope challenges
· Develop and maintain current unit pricing and systems pricing (the estimating database).
· Develops and maintains resource information on products, vendors, subcontractors, government requirements, etc.
· Submit and follow up on status of proposals submitted to clients, when directed
· Provide backup for estimating change orders and production worksheets
· Represent company in project meetings when requested
· Manage multiple estimating projects concurrently in different stages
· Develop and maintain subcontractor and supplier relationships
· Assist in reviewing subcontracts and purchase agreements on awarded projects in coordination with the Project Manager
· Participate in the project turnover process to educate the operations team on all facets of the new project
· Assist in the implementation and improvement of the standard practices and procedures for the estimating department
· Participate in value-engineering process
· Assist with subcontractor/vendor qualification process
· Assist estimating team in understanding aspects of project (means, methods, logistics, resources)
· Seek continuous improvement – through peers and regular reviews
· Attend weekly, quarterly, and yearly management meetings to discuss project related items, corporate performance, and corporate goals.
· Works closely with Bid Team leader and the Bid Team in preparing for Bid Days. Sometimes, may actually be the Bid Team Leader.
· Performs all duties in conformance to appropriate safety and security standards.
Requirements
JOB REQUIREMENTS
· Preferably multiple years of experience with Construction (especially Construction Estimating). Minimum 2 years of cumulative co-op/internship/post graduate experience with commercial construction firm(s)
· 4-year Bachelor degree (preferably in Construction Management or a similar program)
· Preferably experience with aspects of construction estimating
· Eager to learn new ideas & methods and adapt as required to improve processes and procedures
· Reliable transportation
· Valid Driver’s License
· Excellent communication skills
· Be a team player with a professional attitude
· Competencies: Collaboration Skills, Ethical Conduct, Time Management, Thoroughness, Problem Solving/Analysis, Results Driven, Financial Management, Communication Proficiency.
· Experience with industry software platforms such as Excel, Word, Microsoft Project or Primavera, Procore, and experience with takeoff software such as Bluebeam is preferable.
