Full Job Description

LiveNjoy Residential, a dynamic and thriving real estate property management company, is seeking a driven and organized Area Manager to join our team. The ideal candidate will be passionate about taking care of residents, the residential real estate industry and contribution to it and have a proven track record of managing properties effectively. As an Area Manager with LiveNjoy Residential, you will be responsible for overseeing the day-to-day operations of multiple of our residential properties, effectively communicating with staff, potential new hires, tenants, handling maintenance requests, managing budgets, and ensuring that the properties are always up to our high standards.

Responsibilities

  1. Leasing Activities:
  • Take charge of, oversee, and execute leasing activities across multiple sites.
  • Follow up on leads and approve outstanding applications.
  • Collaborate with property managers to ensure optimal occupancy rates.
  • Lease Renewals:
    • Supervise, manage, and carry out lease renewals for all properties.
    • Ensure prompt response and follow-up on renewals by collaborating with office staff.
  • Customer Satisfaction and Conflict Resolution:
    • Proactively manage customer satisfaction and address resident feedback.
    • Ensure prompt resolution of work orders to improve tenant retention.
    • Respond to all tenant inquiries and efficiently resolve conflicts in a professional manner.
  • Collections and Financial Management:
    • Review and address collections daily with property management teams.
    • Make decisions regarding evictions, hold-off agreements, or other appropriate payment arrangements.
    • Ensure properties meet monthly budgets and goals.
  • Maintenance and Work Orders:
    • Monitor all property work orders and supervise their execution by maintenance personnel.
    • Ensure timely resolution of maintenance issues to maintain property standards.
  • Unit Preparation and Move-Ins:
    • Manage the schedule for preparing units for new residents.
    • Oversee progress to ensure timely move-ins across properties.
  • Move-Out Reconciliations:
    • Oversee, manage, and execute move-out reconciliations.
    • Provide residents with accurate final account statements.
    • Work closely with staff to ensure timely information upon move-out.
  • Strategic Planning and Budget Management:
    • Utilize strategic planning to consistently meet monthly budgets and goals.
    • Audit rent rolls to track rent, lease expiration, month-to-month tenancy, and eviction status.
  • Human Resources and Team Management:
    • Submit all necessary HR paperwork to corporate for new hires, payroll, terminations, etc.
    • Source, hire, and support new potential candidates.
    • Provide support and guidance to property managers and staff.
  • Communication, Coordination, and On-Site Inspections:
    • Effectively communicate with city officials, staff, property owners, lenders, insurance companies, and other routine visitors and inspectors.
    • Conduct thorough property walks and regular inspections to ensure properties are well-maintained and compliant with safety regulations.
    • Support the buying, selling, or refinancing of properties.
  • Emergency Response:
    • Play a supporting role for any on-site emergencies.
    • If necessary, take action by coordinating with maintenance, contractors, vendors, or other emergency services.
  • Additional Duties:
    • Perform other assigned duties as needed to support property managers and ensure smooth operations.
    • Implement best practices in property management and ensure compliance with industry standards.

    Requirements

    1. Educational Background:
    • Minimum requirement: High School Diploma or Equivalent.
    • Preferred: College Degree in a related field.
  • Experience:
    • At least 4 years of experience as a Community Manager at a Multifamily Property.
    • Experience managing multiple properties is highly preferred.
  • Skills and Proficiency:
    • Proficiency in leasing, renewal, rent collection, property management, and maintenance staff handling.
    • Excellent verbal and written communication skills to effectively interact with residents, team members, and external partners.
    • Strong customer service experience and skills.
  • Personal Attributes:
    • Strong sense of urgency and ability to meet deadlines.
    • Exceptional organization, professionalism, and respectfulness in challenging situations.
  • Professional Qualifications:
    • Preferred: Experience with CAM (Certified Apartment Manager) or CAPS (Certified Apartment Portfolio Supervisor) qualifications.
    • Preferred: Proficiency in using ResMan property management software or similar property management systems.
  • Additional Requirements:
    • Ability to travel between properties as needed.
    • Flexibility to work outside of standard business hours for emergencies or special projects.
