Requirements
Controls Project Manager: This is where you come in.
We are seeking a Controls Project Manager to lead the successful execution of HVAC controls and energy-related projects, from start to finish. In this role, you will oversee and ensure completion of all project stages, including scope definition, estimating, scheduling, site visits, project management, commissioning, performance verification, closeout, and obtaining owner acceptance. You’ll also handle financial forecasting and ensure project profitability, including securing utility incentives.
As the Controls Project Manager, you’ll be the primary communicator with the project team, utility representatives, Smart Building Services, and customers, keeping everyone aligned throughout each project phase. You’ll also provide clear work direction to engineers, system and balance technicians, electricians, administrative staff, and subcontractors as needed. This role reports to a Senior Project Management Lead within the Building Controls group.

Top deliverables in the first year to be a hero:
- Project Planning and Scope Development: Provides technical support for building controls and energy projects, including managing customer meetings, developing riser diagrams, scoping work, and pricing, ensuring a well-defined project scope from the start.
- Scope Review and Change Management: Reviews specifications, submittals, and design documents to ensure complete scope coverage, performs estimating for change orders, and communicates changes in scope to clients, project management, and sales teams.
- Hardware, Software, and Installation Oversight: Manages the hardware design, software programming, and equipment installation in alignment with Building Controls group standards, confirming that project specifications are met.
- Material and Procurement Management: Manages the selection, ordering, budgeting, and delivery schedule of all materials required for the project, coordinating with suppliers and ensuring timely procurement.
- System Commissioning and Validation: Confirms the loading, verification, and commissioning of all system controllers, troubleshooting as needed with subcontractors to ensure full system functionality.
- Project Closeout and Handover: Manages customer acceptance and project closeout, including transition to service personnel and ensuring receipt of applicable utility incentives, providing complete as-built and commissioning documentation.
The Controls Project Manager role reports to Rachelle James, Senior Project Manager on a collaborative team working on a variety of projects and initiatives to support our growing business. This highly visible role interacts with all levels and functions within the organization.

You should have…
- Bachelor of Science in Engineering or Construction Management; or equivalent work experience in electrical/mechanical building systems and project management duties.
- Strong written and oral communication skills.
- Knowledge of electrical & mechanical systems, building automation systems and controls, project administration, financial forecasting, document control, crisis management and project scheduling
- Proficiency with MS Word, Excel, Outlook, PowerPoint, Procore and scheduling platforms such as MS Project and Airtable.

Benefits
Compensation: $105,000 to $135,000 Annually
