Full Job Description
We are seeking a skilled Commercial Property Manager to join Colliers | Wisconsin, a market leader in real estate services. In this role, you will be responsible for overseeing the day-to-day operations of an iconic, high-rise office building in downtown Milwaukee, ensuring excellent tenant and client experience, and maintaining high property standards. Responsibilities
- Act as secondary contact with property owners to ensure that objectives are being met.
- Oversee and manage tenant improvements and move-in and move-out procedures.
- Respond to tenant needs, ensuring that administrative and building technical staff resolve problems promptly. Ensure that services are provided in compliance with policies, procedures, regulations and contractual obligations and standards.
- Develop and maintain positive relationships with tenants, vendors, and contractors.
- Develop budgets and establish and manage annual property operating expenses. Assist with on-going forecasting.
- Ensure regular property maintenance and repairs are conducted in a timely manner. Contract for and supervise vendor services as required.
- Collect rent in compliance with lease terms. Prepare all required legal notices. Recommend and coordinate legal action, as necessary.
- Review and reconcile tenant improvements, tenant rent and Common Area Maintenance (CAM) recovery charges.
- Ensure periodic regular property inspection. Recommend and/or approve alterations, maintenance and reconditioning, as necessary.
- Prepare monthly reports on property performance, including expense, income and leasing data
- Perform other duties as assigned.
Requirements
- Bachelor's degree in business administration, real estate or a related field
- 3+ years of commercial property management experience
- Strong communication and interpersonal skills
- In-depth knowledge of property management software
- Proficiency in Microsoft Office Suite
- Proven ability to manage budgets and understand financial reports
- Ability to multitask and prioritize competing demands
