Full Job Description
1. Under the direction of the facilities manager, perform necessary repairs to the building’s systems and components, including but not limited to HVAC systems, plumbing systems, electrical systems and other related equipment and systems throughout the facility.
2. Under the direction of the facilities manager, perform preventive maintenance on all components related to the buildings mechanical systems, including but not limited to HVAC systems, plumbing systems, electrical systems and other related equipment and systems
3. Under the direction of the facilities manager perform basic duties such as drywall/plaster repair and painting, furniture assembly and relocation, changing lights and/or fixtures. Minor plumbing repairs, replacements, installation. Carpentry repairs and installations with hand and power tools. Minor repair of electrical devices. Facilities safety inspections. Grounds and security maintenance (doors, fencing, gates and related mechanisms)
4. Perform daily inspections of the facility and equipment to identify areas in need of repair or maintenance.
5. Create work orders and advise management of any items or areas in need of repair or maintenance.
6. Keep and inventory of materials and repair supplies on hand and needed.
7. Interface and communicate with management, outside vendors, contractors, residents and other employess as required and directed by management
8. Prepare work reports documenting actions taken, and time required to complete work orders.
9. Complete work orders or other work as assigned, including documenting actions taken and time required to complete.
10. Maintain facilities including common areas, work areas, maintenance shop, and storage areas in a clean and orderly fashion.
11. Perform snow removal and other duties as required and directed by management.
12. Checking and responding to security and safety issues as well as reporting any unsafe conditions, hazardous equipment or potentially dangerous conditions immediately to management or immediate supervisor.
13. Any other related duties as directed by management or immediate supervisor in support of maintaining the day to day operations at The Lofts at Pier Village.
14. Adhere to the Lofts Organization and facilities department, policies and procedures.
Requirements
High School diploma or equivalent.
2 years facility maintenance experience.
Ability to speak and understand the English language.
Familiarity with work order computer systems.
Experience in the use of hand and power tools.
Valid state driver’s license
The ability to lift and move 100 pounds.
