We are seeking a VP of CONSTRUCTION MANAGEMENT and TENANT COORDINATION who will be responsible for directing and managing the overall strategic direction of the construction and tenant coordination team, as well as providing oversight for all construction projects, including planning, management, coordination, estimating and financial control to achieve overall project success. This role is preferably in-person based out of our Seattle, Denver or Cleveland office. Come make your mark as an integral part of Bridge33 Capital!

ESSENTIAL RESPONSIBILITIES
- Manage estimating, construction, and tenant coordination team members on retail assets with both big box and local tenant throughout the U.S., with some office projects.
- Manage all aspects of assigned construction projects from conception to delivery, such as project planning, defining scope of work, related timelines, budgeting, lease contingencies, and delivery of notices such as DOP’s and CDA’s.
- Identify the elements of project design and construction likely to give rise to disputes and identify value-engineering options where possible.
- Provide a consistently high level of customer service to all internal and external stakeholders (such as tenants, and internal leasing, asset management, property management, and legal teams)
- Partner with internal legal and leasing teams throughout the lease negotiation process to confirm the lease aligns with the budget, deadline, and risk expectations.
- Deliver estimates to leasing team throughout the negotiation process, and ensure the team delivers projects on time and within budget, managing for critical dates and deliverables outlined in the lease agreement.
- Negotiate and execute design and construction contracts.
- Review, qualify and manage the Tenant Improvement Allowance process.
- Review, comment and approve tenant plans to ensure compliance with specific property criteria.
- Provide support to tenants, specifically those with limited construction experience in the design, permitting and build-out processes.
- Coordinate all parties involved in the project, including property management, leasing, architects, consultants, and contractors.
- Manage permit process with local jurisdictions
- Transparently track project workflow so other business units can monitor progress.
- Perform other duties as assigned.
Requirements
QUALIFICATIONS
- Minimum of 15 years of estimating, construction, and tenant coordination experience required, including managing a team, in commercial real estate retail.
- Bachelor’s degree in architecture, engineering, construction management, or comparable equivalent
- Extensive experience working with national retail tenants.
- Knowledge of construction cost, scheduling, estimating and construction principles and techniques
- Ability to independently navigate through the permitting and construction inspection process on a given project.
- Solid proficiency in CAD, Bluebeam, Office 365, Excel and Google Sheets
- Excellent verbal and written communication skills
- Strong problem-solving and negotiation skills
